If you paid rent on a multifamily apartment anywhere in the United States between October 18, 2018 and November 21, 2025, and your landlord priced units with RealPage software, you may be in this $359.9 million settlement. You never had to deal with RealPage yourself.
Thirty-seven property management companies, including Greystar, Lincoln Property Co., Mid-America Apartment Communities, Avenue5 and Equity Residential, are paying to end claims that their shared pricing software pushed rents up. None of them admitted wrongdoing.
Filing is free at RealPageRentalSettlement.com, and the administrator decides eligibility.
You may qualify if
- ✓You paid rent on at least one multifamily apartment in the United States between October 18, 2018 and November 21, 2025.
- ✓Your landlord or property manager used one of RealPage's revenue management products, LRO, YieldStar, or AIRM, while you rented there.
- ✓You live in the United States, or you are a business that paid qualifying rent. Both individuals and entities are in the class.
- ✓You had no direct relationship with RealPage. That is fine; none is required.
What you need to file
No receipts and no lease. You self-certify your rental history under penalty of perjury, and the administrator may ask for verification later.
The online form is five steps. Have each rental address, your lease dates, and your approximate monthly rent for every apartment you had in the class period. Then pick a payment method and save your confirmation number. A few minutes per address if you know your dates.
Deadline and what you get
The claim deadline is January 29, 2027. Payments cannot go out until after the final approval hearing on October 15, 2026.
Payment is pro rata. Your share depends on how much rent you paid during the covered period and on how many valid claims come in, so there is no fixed per-person figure. The Payout app lists this one too and links to the same official form.
How to tell if your landlord used RealPage
Our source data does not include a lookup tool. The claim form asks for your addresses, and the administrator matches them against the defendants' records. If you are unsure, filing with accurate addresses lets the administrator do the checking.

I rented at three different places during those years. Do I file three times?
No. One claim form covers multiple addresses; you list each rental address with its lease dates and approximate rent.
I never signed anything with RealPage. Am I still in?
Yes, you may be. The class is defined by where you rented and what software your landlord used, not by any contact with RealPage.
Do I need my old leases?
No. You certify your rental history under penalty of perjury. Keep any leases you have in case the administrator asks to verify.
When would money arrive?
Not before the October 15, 2026 final approval hearing, and the source data gives no date after that.
